The Mariote 45 – also known as Dream Home 9 – is the ultimate coastal retreat. Located in Norah Head on the Central Coast of NSW, this knockdown-rebuild by Sarah Jobse from Oak & Orange in collaboration with Better Built Homes is a stunning custom home designed to embrace light, function and effortless coastal living.

Designing for Coastal Living

From the outset, Sarah’s vision was clear: to create a modern coastal home that reflects Mediterranean warmth and takes full advantage of natural light. Using timber and natural materials throughout, the design perfectly complements the beauty of the Norah Head landscape. The Mariot 45 seamlessly integrates with the laid-back beachside lifestyle, offering a warm and inviting sanctuary.

Creating Wow with Intrim

To bring warmth, character, and texture to the home, Oak and Orange chose Intrim’s VJ Board Pro wall panelling, LB06 lining boards, and SK23 skirting and architraves—a perfect fit for the modern coastal aesthetic.

VJ Board Pro was used strategically in key impact zones to add depth and visual interest, from the full height statement walls in the entryway and guest bedroom to the half height design in the master bedroom. The lining boards were utilised in the ceiling of the alfresco area as well as in the upstairs lounge room to accentuate the raked ceiling and elevate the sense of space and design detail.

This simple yet stylish SK23 skirting and architrave profile features soft curves that complemented the other curved design elements in the home, such as arched windows, curved walls, and the central staircase void.

A Home Designed for Life and Lifestyle

Beyond its beauty, the Mariote 45 was designed with everyday living in mind. From rear yard access for a boat or caravan to statement features like the glass-encased wine room, the home blends practicality with showstopping moments. Large stacker doors connect the open plan living and dining space to the alfresco entertaining area, where the VJ-lined ceiling continues the home’s signature style outdoors.

Whether it’s relaxing in the sun-soaked lounge room, enjoying the cross-breeze from louvre windows, or taking in views from the floor-to-ceiling windows in the master suite, every corner of this home speaks to thoughtful design, coastal charm, and architectural balance.
